When Siding Replacement Is the Right Call

Full siding replacement is not always the answer — but when it is, recognizing it early prevents the more expensive outcome of repeated repairs on a system that has already failed. Here is what drives the replacement decision on a Front Range home.

Widespread hail damage across multiple elevations. When a hail event large enough to cause functional damage hits a Denver Metro home, it rarely damages just one side. Hail tracks across full elevations. If functional damage — cracking, perforation, compromised seams — exists across two or more sides of the home, repair becomes less viable because the undamaged sections are likely approaching the same condition and the matching problem becomes significant regardless.

Moisture intrusion behind the panels. Siding's primary job is to keep water out of the wall cavity. When that has failed — sheathing is saturated, wall cavity shows mold or rot, insulation is compromised — repair of the exterior panels does not address the underlying damage. Full removal is required to assess and remediate what is behind the siding before any new system goes on.

Material at end of service life. Vinyl siding in Colorado conditions — high UV, 150+ freeze-thaw cycles annually, periodic hail impact — averages 20 to 30 years depending on product quality and installation. When panels are brittling, color is severely faded, seams are failing systemically, or the profile has warped from thermal cycling, repair investment does not buy meaningful remaining service life.

Upgrading material type. The most common upgrade scenario in our market: homeowner has aging vinyl, suffers a hail event, and decides to move to James Hardie fiber cement rather than replace like-for-like. The insurance settlement covers the vinyl replacement cost; the homeowner funds the material upgrade delta. The result is a home that starts the next hail season with a significantly more resilient exterior.

Systemic installation failures. When an existing installation shows fastener failures, chronic seam failures, or improper overlap across the full exterior — issues that indicate the original installation was deficient — repair does not fix the root cause. Full replacement with correct installation standards is the only reliable path.

Siding Replacement Materials — What Works in Denver

Material selection is the most consequential decision in a siding replacement project. In the Denver Metro, that decision is shaped primarily by hail frequency, UV exposure, and thermal cycling — conditions that separate materials that perform from materials that fail.

James Hardie Fiber Cement Siding

James Hardie fiber cement is the most widely specified hail-resistant siding material in the Denver Metro market and our most frequently installed replacement product. Manufactured from cement, sand, and cellulose fiber, HardiePlank lap siding and HardiePanel vertical siding resist hail impact that destroys vinyl, hold paint finish significantly longer than wood at Colorado's altitude, and are non-combustible — increasingly important for homeowners in Front Range communities near wildfire risk zones.

For Denver Metro installations, the relevant product specifications are HardieZone HZ10 — the James Hardie product line engineered for temperature-extreme climates with wide seasonal swings — and ColorPlus Technology, the factory-applied finish system that carries a 15-year warranty against fading, cracking, and peeling. James Hardie's material warranty runs 30 years. Field-painted installations require repainting approximately every 10 to 15 years.

Class 4 impact rating (UL 2218) is available on select James Hardie products. Many Colorado homeowners installing Class 4 rated materials qualify for insurance premium reductions — the savings over time offset a meaningful portion of the fiber cement premium over vinyl.

As a CertainTeed Master Installer, we install James Hardie products to manufacturer certification standards — correct fastener type and spacing, proper clearance from grade and roofing, correct overlap dimensions. These are not optional details. Improper installation voids the James Hardie warranty regardless of the installer's reputation.

Vinyl Siding Replacement

Vinyl siding replacement is appropriate when budget requires a lower upfront investment, when the existing installation was vinyl and like-for-like replacement aligns with the homeowner's goals, or when the property context does not justify the fiber cement premium. Modern premium vinyl has improved substantially over older products — particularly in UV resistance and impact rating.

For Front Range installations, we recommend .046-inch or thicker profiles and Class D or higher impact ratings. Thinner vinyl panels are significantly more vulnerable to hail cracking and thermal distortion in Colorado's seasonal temperature range. Insulated vinyl — which bonds a foam backing to the panel — adds R-value and reduces thermal bridging, improving energy performance meaningfully over standard vinyl at a cost point between standard vinyl and fiber cement.

Vinyl siding replacement installed cost ranges approximately $150 to $250 per square foot for materials, with total project costs typically between $15,000 and $30,000 for an average Front Range home depending on size, profile, trim complexity, and labor scope.

Material Comparison — Fiber Cement vs. Vinyl for Denver Homes

James Hardie Fiber Cement Vinyl (.046"+)

Best for Hail-exposed homes, long-term ownership, upgrade scenarios Budget replacement, flips, lower-exposure sites

What Full Siding Replacement Includes

A siding replacement project with Precision Exteriors is a complete exterior scope — not just new panels over an unknown substrate. Here is exactly what the scope covers.

Tear-off and disposal. All existing siding panels, trim, J-channel, and corner boards are removed and disposed of. We do not install new siding over failing old siding.

Sheathing and house wrap inspection. Once panels are removed, we inspect the sheathing for moisture damage, rot, fastener condition, and structural integrity. Any sheathing requiring replacement is addressed before new siding goes on. This step cannot be skipped — new siding installed over compromised sheathing fails from the inside out.

House wrap / WRB installation. The weather-resistant barrier (WRB) — house wrap — is the moisture management layer between the sheathing and the siding. On a full replacement, we install new house wrap across the full exterior. This is a critical point in insurance scope negotiations: some adjusters attempt to exclude house wrap replacement, arguing it was not directly damaged by hail. The counterargument — and the correct one — is that removing full-perimeter siding necessarily compromises the existing WRB's integrity at seams, penetrations, and corners. A properly sealed moisture barrier envelope cannot be restored piecemeal. We include WRB in our replacement scope and document the rationale for adjusters when applicable.

Siding installation to manufacturer standards. New panels are installed to the manufacturer's certification requirements — fastener type, fastener spacing, overlap dimensions, clearance from grade and roofing. For James Hardie installations, these requirements are specific and non-negotiable for warranty registration.

Complete trim work. J-channel, corner boards, window and door trim, soffit, and fascia are all part of a complete installation. We do not consider a replacement project finished until all trim work is complete and the exterior reads as a unified system.

Permit coordination. Siding replacement in most Denver Metro jurisdictions requires a building permit. We handle permit pulling as part of the project scope — you do not manage that separately. Permit requirements vary by municipality; we confirm what applies to your address before work begins.

Final walkthrough. We walk the completed project with you before we close the job. All workmanship is covered by our 10-year warranty. Manufacturer material warranties are registered at project completion on qualifying installations.

Siding Replacement and Insurance Claims in Denver

Hail is the primary driver of siding replacement calls in the Denver Metro. When a storm event causes functional siding damage — cracking, perforation, compromised seams — the replacement scope is frequently covered under homeowners insurance as a storm damage claim.

Functional vs. cosmetic damage. Insurance coverage for siding replacement hinges on whether damage is functional — meaning it compromises the siding's weather resistance — versus purely cosmetic. Cracked vinyl panels, perforated sections, or seams compromised by hail impact typically meet the functional damage threshold. Denting of vinyl that does not crack the surface is assessed differently. Documentation of functional damage by elevation, with photos, is the foundation of a strong siding claim.

The vapor barrier argument for whole-house scope. When hail damages two or more sides of a home, there is a strong technical argument for whole-house replacement scope based on the weather-resistant barrier. Removing siding from two or more sides compromises the WRB envelope — specifically at corners where the barrier wraps from one elevation to the next. A piecemeal WRB is not a properly functioning moisture management system. This argument, documented correctly in the scope of work, supports whole-house replacement authorization even when the adjuster's initial scope covers fewer elevations.

HOA considerations. Many Denver Metro communities — particularly in Aurora, Highlands Ranch, Centennial, and Lakewood — have HOA covenants governing exterior material type, color palettes, and finish requirements. Before finalizing material selection for a replacement project, we confirm HOA requirements for your community and provide color and material options within approved specifications. HOA approval is secured before installation begins, not discovered after.

How Long Does Siding Replacement Take?

Project timeline is one of the most common questions before a replacement commitment. Here are realistic timelines for Front Range homes:

Vinyl siding replacement: 2 to 4 days for an average-size single-family home (1,500–2,500 sq ft). Larger homes or those with complex trim, multiple gables, or combined scopes run longer.

James Hardie fiber cement: 5 to 7 days for an average home. Fiber cement is significantly heavier than vinyl, requires more precise cutting and fastening, and the trim work is more labor-intensive. The additional installation time is an inherent characteristic of the material — not a sign of inefficiency.

Combined siding and roofing replacement: When a hail event damages both systems, we typically complete roofing before siding to eliminate any risk of foot traffic damaging newly installed siding panels. Combined scopes generally add 2 to 4 days beyond roofing alone.

Permitting timeline: Permit processing time varies by jurisdiction — some Denver Metro municipalities issue same-day or next-day permits electronically; others take 3 to 5 business days. We pull permits before scheduling installation and confirm the timeline with you before the project begins.

All project timelines are confirmed in writing before work starts.

Siding Replacement FAQs

How do I know if I need full siding replacement or just repairs?

The threshold for replacement over repair is driven by three factors: how widespread the damage is, what condition the underlying system is in, and whether the material has meaningful remaining service life. Damage confined to a few panels on a sound installation with solid house wrap and sheathing is a repair candidate. Damage across multiple elevations, moisture behind the panels, systemic fastener failures, or material that has aged past 25 years in Colorado conditions all point toward replacement. A free inspection gives you a clear, documented answer — we do not default to replacement when repair is the honest recommendation.

What is the difference between James Hardie and vinyl for siding replacement in Denver?

The core differences for Denver homeowners are hail resistance, longevity, and cost. James Hardie fiber cement does not crack under hail impacts that destroy vinyl panels, lasts 50+ years with proper maintenance, and often qualifies for insurance premium reductions on Class 4 rated products. Vinyl at .046-inch or thicker performs well in most conditions but will crack under large hail and has a shorter service life in Colorado's UV and freeze-thaw environment. James Hardie runs approximately $15 to $25 per square foot installed versus $3 to $7 for vinyl. For homeowners replacing after a hail event, the insurance settlement covers the vinyl replacement cost — the upgrade to fiber cement is the out-of-pocket delta.

Does my homeowners insurance cover siding replacement after hail?

Hail damage to siding is frequently covered when the damage meets the functional impairment threshold — the siding's weather resistance is compromised, not just its cosmetic appearance. Cracked panels, perforations, and compromised seams at J-channel connections typically meet this threshold. The claim process requires documentation: photos by elevation taken before any cleanup, an inspection report that addresses functional damage specifically, and a scope of work that accurately represents the full replacement requirement including house wrap. We document everything to support the claim accurately — our job is to make sure legitimate damage is fully captured, not to inflate scope.

What is house wrap and why does it need to be replaced during siding replacement?

House wrap (WRB — weather-resistant barrier) is the moisture management layer installed between the sheathing and the siding panels. It prevents bulk water intrusion while allowing vapor to escape, protecting the wall cavity from moisture damage. During a full siding replacement, the existing house wrap is necessarily disturbed at every seam, penetration point, and corner. A compromised or partially replaced WRB cannot form a continuous sealed envelope around the structure. We install new house wrap on every full replacement — it is not optional, and we include it in every scope of work and insurance documentation when applicable.

Do I need an HOA approval for siding replacement?

In many Denver Metro communities — Aurora, Highlands Ranch, Centennial, Lakewood, Thornton, and others with active HOAs — exterior replacements require HOA approval before work begins. HOA covenants typically govern approved color palettes, sometimes approved materials, and occasionally specific profiles or finish requirements. We confirm HOA requirements for your community during the inspection and estimate process and provide material and color options within approved specifications before finalizing the scope. HOA approval is obtained before installation begins.

How much does siding replacement cost in Denver?

Vinyl siding replacement for an average Denver Metro home (1,500–2,500 sq ft) typically runs $10,000 to $24,000 installed, depending on home size, profile selection, and trim complexity. James Hardie fiber cement replacement runs approximately $15 to $25 per square foot installed — total project cost for an average home generally falls between $22,500 and $62,500 depending on size and scope. These are ranges, not quotes. Actual cost depends on your home's specific dimensions, existing condition, trim complexity, sheathing repair requirements, and material selection. We provide detailed written estimates after a free inspection — no obligation, no pressure.

Can siding be replaced in winter in Colorado?

Yes, with conditions. Vinyl siding becomes more brittle in very cold temperatures and requires careful handling to avoid cracking during installation. Most manufacturers specify minimum installation temperatures — typically above 40°F for vinyl. James Hardie fiber cement has fewer temperature restrictions but cold weather affects caulking and sealant cure times. We schedule installations to align with appropriate weather windows and confirm timing with you before committing to a start date. Emergency stabilization work — covering exposed sheathing, securing loose panels — is performed regardless of temperature as needed.

What warranty comes with a siding replacement?

Every siding replacement we complete is backed by our 10-year workmanship warranty covering installation defects — fastener failures, improper overlap, seam failures, trim failures. In addition, manufacturer material warranties apply on qualifying products: James Hardie carries a 30-year limited material warranty and a 15-year ColorPlus finish warranty on qualifying installations. CertainTeed product warranties vary by product line. Warranties are registered at project completion — you receive documentation at job close.
